Before booking Katie’s Flat for your accommodation please read through the terms and conditions as by placing a reservation you are agreeing to these.
It is the guest’s responsibility to ask any questions before booking to confirm that Katie’s Flat is the correct accommodation choice for you. Contact details can be found on the home page to ask any questions before booking.
You are welcome to use the hot tub at your own risk. The hot tub is available for use between 10am and 10pm, please be considerate of noise levels. No alcohol is to be consumed in the hot tub . The hot tub will be unavailable on the morning of departure as maintenance is required for the next guests.
Please consider the neighbours as Katie’s Flat is situated in a quiet residential area. We ask that guests do not cause excessive noise disturbance at any time, especially between the hours of 10:00pm and 8:00am.
Smoking is not permitted in Katie’s Flat or the grounds including decking and hot tub area.
This booking is made on the understanding that the accommodation will be available to you on the dates selected. It is the responsibility of the guest to book the correct dates when booking online.
This includes bed linen, kitchen linen, towels, hot water, electricity, heating, WiFi and use of the hot tub.
A non-refundable deposit of 25% is payable at the time of booking. The remaining balance is due on arrival.
Any damage to the property or its furniture, fixtures and fittings internally and externally, misuse, extra cleaning or disruption may be charged for at your departure. Any misuse of the hot tub may incur extra cleaning/ maintenance charges.
Please do not plug into Katie’s Flat for electric car charging, this is strictly prohibited. Guests would be liable for any damage and additional costs incurred.
No parties are to be held at Katie’s Flat.
If you wish to cancel your stay for whatever reason you forfeit your 25% deposit. We ask that guests let us know at the earliest opportunity if they wish to cancel their reservation so we can open the dates on our online booking system.
We strongly advise you take out adequate holiday insurance which includes cancellation expenses.
Only those persons listed on the booking form may occupy the accommodation. Katie’s Flat is only suitable for a maximum of 2 adults and 2 dogs as this is a one bedroomed flat.
If this clause is breached we reserve the right to cancel the reservation immediately, without refund and additional charges may apply.
On your arrival day you can be expected to enter from 4.00pm. On your departure day please ensure that you vacate prior to 10.00am unless your reservation covers a late check out.
Please let us know in advance if you will be arriving late or if you are delayed.
Guests are asked to leave the accommodation and its contents clean and tidy when vacating. If excessive cleaning is required an extra cleaning charge will be levied. Please report any damage or breakages. Katie’s Flat and its inventory is checked at every checkout and we reserve the right to charge a fee for damage, breakages or missing items.
A maximum of 2 dogs are most welcome at Katie’s Flat . Dogs must be healthy, fully house trained and kept under control at all times. You are advised to bring your dog bed and food bowls. Under no circumstances are dogs allowed on the beds, bedding or furniture and should not be left unattended or allowed to annoy neighbours or nearby animals. All fouling should be cleaned up after you dog. Dogs will be charged at a rate of £10 per dog per night. Please be aware that Katie’s Flat does not have an enclosed garden.
All party members are responsible for adhering to the terms and conditions. We reserve the right, at our sole discretion, to remove any person(s) acting in a manner likely to be detrimental.
Bookings cannot be taken from anyone under the age of 18. At least one member of a party must be over the age of 18.
No responsibility is accepted for the loss or damage to any personal property of guests left in the accommodation. Vehicles, their accessories and contents are left at owners risk. We recommend that adequate insurance is acquired prior to arrival.
Postage and packaging to return any forgotten belonging will be charged. Any property not claimed within a month of your departure will be disposed of.
We accept no responsibility for any injury or death however caused. All guests are advised to have adequate property and personal insurance in place prior to arrival.

No liability is accepted should external factors and/or adverse weather conditions cause delay or cancellation of your holiday. We recommend that adequate travel insurance is taken out prior to arrival.
Facilities are reserved strictly for the use of the parties listed on the booking.
Appointments are NOT included in the price of accommodation. Treatments are booked and paid separately through Brindle Beauty’s online booking system. Opening times vary throughout the year. We do our best to accommodate guests should they wish to have a treatment however we cannot guarantee appointments will be available at the time of your stay. Brindle Beauty can only accommodate ladies for massage treatments as we only offer massage to male clients upon referral.
